3S Property is an online digital discovery and advertising marketplace connecting verified property owners and genuine buyers of agricultural farmlands, residential villa plots, farm estates, and commercial/industrial sites across Tamil Nadu.

• For Sellers & Landowners: Listing properties with photographs, GPS location, and specifications is 100% Free with Zero Brokerage.
• For Buyers & Investors: Browsing listings and search filters is free. Access to direct verified owner phone & WhatsApp numbers is provided via subscription plans (featuring 20 Free Unlocks during promotional launch).

2. Payment Terms & Digital Fulfillment

All subscription plans and credit upgrades are billed in Indian Rupees (INR). Upon successful payment processing through our authorized gateway (Razorpay / Stripe / PayU), the contact unlock credits are provisioned instantly to your account without any manual delivery delay.

3. Cancellation & Refund Policy

Refund requests can be initiated by emailing our support desk at support@3sproperty.com with your registered mobile number and transaction ID. Approved refunds will be credited back to your original payment method within 5 to 7 business days.

4. Strict Non-Violence, Anti-Extortion & Ethical Conduct Clause

To maintain a safe, professional, and transparent ecosystem, all users must abide by the following community safety standards:

• Prohibition of Violent or Threatening Behavior: Users shall not engage in threats of physical violence, coercion, abusive language, extortion, blackmail, or unlawful harassment toward property owners, sellers, buyers, or staff.
• No Unauthorized or Disputed Land Listings: Sellers warrant that they possess legitimate ownership or registered power of attorney for all listed properties. Listing government lands (Poramboke), forest lands, disputed properties, or unauthorized sub-divisions is strictly prohibited.
• Non-Discrimination: Property listings or communications promoting discrimination based on religion, caste, gender, or community are strictly prohibited.

5. Buyer Due Diligence Disclaimer

While 3S Property performs preliminary Patta and survey checks to verify genuine listings, real estate purchases represent significant financial transactions. Buyers are strongly advised to conduct independent due diligence, title scrutiny via qualified legal counsel, encumbrance certificate (EC) inspection, and physical boundary demarcation prior to entering sale agreements.

6. Governing Law & Jurisdiction

This Agreement is governed by the laws of India. Any disputes arising in connection with the platform or services shall be subject to the exclusive jurisdiction of the competent courts in Chennai, Tamil Nadu, India.
